As a Florida licensed real estate brokerage, Kidwell & Associates
acts as a Transaction Broker, working with you to find that specific
home you're looking for. We work with agents throughout the bay
area to find that specific property best meeting your objectives,
and guide you through the purchase process. We also have working
relationships with several associate categories that come into play:
lenders, inspectors, title companies,appraisers,surveyors to name
a few. Purchasing real estate is a complicated process involving
trained, knowledgeable, licensed professionals. DO NOT DO
IT ALONE. There are still people trying to sell unbuildable
lots in Florida!! The small fee we charge sellers while working
as a Transaction Broker is well worth it.
Design/Build
Here we formulate your plans starting with land review to design
and through construction. A budget is established. Then we review
your homesite criteria such as flood zone, wind zone, trees, covenants
and restrictions and a host of other criteria. These items, along
with your "wish list" and specifications, create your home design.
From there it goes to architecture - but before engineering we review
it with you in case there are changes. Then comes permitting and
physical construction. Should you require financing, we work with
your lender's schedule.
Construction
Management
We also provide, for a fixed monthly fee, services pertinent to
your project. You pay the bills directly to the venders WITH NO
MARK-UP.
Renovation, where unexpected items
or changes during the process result as work progresses (soils testing,
structure issues, engineering, drainage, addition to scope of work,
etc.) would be a candidate for construction management. We handle
bids, scheduling, changes (no change fees), inspections, approve
vender work and invoice amounts.
This can also be used for new construction where
you're a cash buyer and anticipate making changes as work progresses.
